These are things that you will need on a regular basis. They are good to have on hand. That way you can do the job that you are needing to do and have the supplies that you need on hand.

Here is the list that might help you:

Screws-so that you can fix things if needed.

Nails-different sizes for different projects.

Duct tape-this is great for taping off where the dryer vent hose is to keep bugs and things out.

Rv anti freeze-this is pink, it is non toxic, used for winterizing a property.

Lock sets-both the handle locks  and dead bolts, for securing the property.

Lock boxes-like the ones that real estate agents use for the keys. Others need to get in to maintain the property, this is one reason among others for the lock boxes.

Trash bags-contractors grade they are stronger,  hold more debris in them and do not ripe.

Bolts and nuts-to repair things with, if needed.

Plywood- used for boarding up windows and sliding glass doors, if the window or sliding glass door is broken.

2x4's-are also used in the repair of the broken windows and sliding glass doors.

Carriage bolt 6,8,10 (how long they are.)- these also are used in the boarding up of widows and sliding glass doors.

Padlocks-for securing all out buildings.

Hasps-for  are used when securing the out buildings ( the pad lock go through the hasps and things are secure.)

Ammonia-for doing the maid services.

Oven cleaner-we all know what that is for.

Paper towels-to help with the maid services.

Scrub brushes-different sizes to get into different areas from small to large.

Toilet bowl brush

Cleaning supplies 

Light bulbs-to replace missing or ones that are not working.

Air fresheners-empty houses can get smelling bad. If food has been left behind and it smell. They come in handy to keep the house smelling good.

Sheets of plywood 1/2" and 3/4"- 1/2" is for boarding up windows. 3/4" is for boarding up sliding glass doors and for other kinds of doors that might be broken and you need the house secured.

This list will get you started, you will probably think of others. Its gives what the supplies are  and what they could be used for.

These are the Equipment and things  that you will need to have to do a Property Preservation Business as it should be done. You want to look and be professional from the very beginning. Even if you do not feel like you are at first, show it.

If it is power equipment make sure it is battery  powered, with spare batteries. You will need them to work. Some of these properties have no power in them. Equipment that have cord will not work if you do not have power.

These will get you started, you might find that you need other things along the way. They are easy to add as you need them if you have the basics of the equipment that you will need.

We found that you will get a better price on the cordless drill, skill saw etc. if you buy them as a set not one piece at a time.

Many people wonder about the insurance that is needed for this business. Sometimes it is hard to find out this information.

This is the kind of insurance that you need to ask about. It is called "Mortgage field service insurance." Write this down because this is what you need to ask for.

You will need what is called Errors and Omissions (E&O) and General Liability (G&L). You will need at least 1-2 million in each of these (E&O) & (G&L). Most of the bank that you will be wanting to do working with, will not do business with you if you can not show that you have these insurances in the 1-2 million range.

The cost can vary with different companies. Some of them want all the money up front to even give you the insurance. It is not something that is cheep and you can not get it just any were. You can look it up online to see if you can get a better deal. I will give you some examples later.

These are some things that they will ask you:

Projected earnings ( to get the best deal for those just starting out say 40-50 thousand.)

They might ask you how much of a percentage you are doing ( they need to add up to be 100%)-example might be
debris removal       60%
lock changes           10%
winterizations          10%
lawn maintenance   20%

Have you done this before? Do you have  references?
Ownership & what % is it?
Do you have another business?
They will want all the business information- name, address, etc.

If you have been in business shorter than three
years they might want you to send in a resume that is specific to this business.There is a way that it should be written. I have an example of one on our blog in another post. ( Look at the blog post " what you need to know about D&D Taking Out The Trash, LLC"  example of a resume.)

They might want a copy of the check list for the things that you will be doing.

Have you ever applied for ( E&O,G&L) before.

Time frame ( that goes from the date that you get the insurance to that date one year later. Then you renew it.

Sign it and your done.

Winterization of the property - Our area gets cold enough to freeze pipes so, we go in drain the water out of the pipes. Blow the pipes out with an air compressor etc. to keep the property from having damage to the property do to water from a broken pipe.

Clean out - sometimes things are left behind by the owner. These are things that need to be cleaned out of the property. It make the property sell quicker if thing are not a mess.

Lawn Mowing and maintenance - All the things that you do at your home is what gets done on these properties to keep them up.  ( No watering, it is turned off in most cases.)
