These are the Equipment and things that you will need to have to do a Property Preservation Business as it should be done. You want to look and be professional from the very beginning. Even if you do not feel like you are at first, show it.
If it is power equipment make sure it is battery powered, with spare batteries. You will need them to work. Some of these properties have no power in them. Equipment that have cord will not work if you do not have power.
This is the list of the things that you will need and the sizes that work best.
Digital camera (with date and time on the photos)
Laptop computer with internet
Cordless drill ( spare batteries)
Generator (size:3250 KW)
Air compressor (size: C2002 wk smaller than this and you can not get the water out of the water lines and hold the pressure that you need.)
Pressure test kit ( get it from MFS Supply it is online supply company for this business)
Trailer ( for hauling debris)
Van/truck ( has to be able to pull the trailer) Mop
Ceiling fan duster
other assorted tools like wrenches (for fixing broken pipes),etc.
These will get you started, you might find that you need other things along the way. They are easy to add as you need them if you have the basics of the equipment that you will need.
We found that you will get a better price on the cordless drill, skill saw etc. if you buy them as a set not one piece at a time.

Many people wonder about the insurance that is needed for this business. Sometimes it is hard to find out this information.
This is the kind of insurance that you need to ask about. It is called "Mortgage field service insurance." Write this down because this is what you need to ask for.
You will need what is called Errors and Omissions (E&O) and General Liability (G&L). You will need at least 1-2 million in each of these (E&O) & (G&L). Most of the bank that you will be wanting to do working with, will not do business with you if you can not show that you have these insurances in the 1-2 million range.
The cost can vary with different companies. Some of them want all the money up front to even give you the insurance. It is not something that is cheep and you can not get it just any were. You can look it up online to see if you can get a better deal. I will give you some examples later.
These are some things that they will ask you:
Projected earnings ( to get the best deal for those just starting out say 40-50 thousand.)
They might ask you how much of a percentage you are doing ( they need to add up to be 100%)-example might be
debris removal 60%
lock changes 10%
lawn maintenance 20%
Have you done this before? Do you have references?
Ownership & what % is it?
Do you have another business?
They will want all the business information- name, address, etc.
If you have been in business shorter than three
years they might want you to send in a resume that is specific to this business. There is a way that it should be written. I have an example of one on our blog in another post. ( Look at the blog post " what you need to know about D&D Taking Out The Trash, LLC" example of a resume.)
They might want a copy of the check list for the things that you will be doing.
Have you ever applied for ( E&O,G&L) before.
Time frame ( that goes from the date that you get the insurance to that date one year later. Then you renew it.
Sign it and your done.

Sweet justice for one home owner - Home owner Forecloses on Bank of America. What a twist of positions.
If the lawn maintenance is not done on a foreclosed property, it could get fined by the city that it is in. The same with other real estate properties for landlords, brokers, banks, investors and home owners
If you are a real estate agent you know that if the curb appeal is not good people are going keep on driving and not even look at the property. That means that you do not sell that property very fast.
That is the same for the banks, investors, landlords, investors and even home owners.
Take the property from a yard full of weeds that are almost as tall as the fence. To this-
after it is cut. Then keep it this way. No fines. People would look at it more readily now than with a yard full of weeds. What would you rather have in your property. Getting fines and not having people look at your property or this kind of yard.
We specialize in foreclosures, but we can help those that have the real estate with the needs that they may have.
These are some of the things that we do:
Checking occupancy, securing the property, Boarding, winterizations, debris removal, lawn mowing and maintenance, janitorial services.
These are the people or groups that need these services: Realtors, Brokers and Banks, want the properties to be in the best possible condition so that they can sell them quickly.
We also help Investors that have bought these foreclosed homes. They do not always live in the area. They need someone to go do the things that need to be done on these homes.
Landlords need help when people leave the rental unit in a mess.
Home owners might need help cleaning things up and hauling them away. It does not have to be because they are in financial problems. They just need help cleaning up and moving things out.
These are our services:
Checking occupancy - This is when we go to a property to knock on the door to see if people are living in the home or working out the business.
Securing the property - changing the lock on the doors. Putting padlocks on the out buildings.
Boarding up - If a window or a door is damaged or broken we board it up or replace it to make the property secure.
Winterization of the property - Our area gets cold enough to freeze pipes so, we go in drain the water out of the pipes. Blow the pipes out with an air compressor etc. to keep the property from having damage to the property do to water from a broken pipe.
Clean out - sometimes things are left behind by the owner. These are things that need to be cleaned out of the property. It make the property sell quicker if thing are not a mess.
Lawn Mowing and maintenance - All the things that you do at your home is what gets done on these properties to keep them up. ( No watering, it is turned off in most cases.)
These are things that D&D Taking Out The Trash, LLC can help you with. You can use the contact form to the right if you need our help with any or all of these services. We will get back with you.

Showing the height of the weeds that need to be mowed. Always take before photos, during and after photos.
Show the mowing being done.
Show that you have done the weed eating.
Trimming the bushes.
These trees need to be trimmed so that it is not as hard when you are mowing the area.
These sticks need to be cleared out of the property. They are a fire hazard, not only to this property but to the other properties around it.
The yard after mowing.
Getting the clippings of the driveway and side walks after doing the work is needed by sweeping or using a blower.
After the bush is trimmed.
After the trees are trimmed back.
After the sticks are removed. No more fire danger here.
Before the lock change is done.
This is showing before the locks are changed.
This is what it looks like in the middle of the lock change. If the new lock is the same as the old parts they do not have to be changed.
This is after the locks have been changed.
Place the lock box with the keys inside the lock box.
Photos are very important. They show the before during and after the work is done. They also are the way that you would get paid. They can save you from a law suit if something might happen and you have to prove that you did the work and did it the way that if was needing to be done.
