Anthony Simonie from the video above does a good job of teaching you what you need to know to do this business but the cost of his course is very high. We did learn from him that is how I know it cost a lot.
There are a lot of scams on the web about this business. Be careful when you choose the person you are going to learn from. You do need some knowledge before you get started in this business. Get a course that will teach you what you need to know.
Banks can take 30 days- 90 days to pay the work that you have done. If you know that before going in you will not be a stressed as I was when we started.

Once you have done the cleanout, winterization, lock change. There is also the maintaining of the yard.
These properties are often overgrown with weeds. They could get violation notices from the city that they are in. The banks do not want these violations. They could cost them a $1,000.00 a day. That is why they are willing to pay people like us to come and take care of the properties.
In the summer time it is mowing the lawn, weeding and things like that. In the winter if you are in an area that it snows, than it is snow removal that needs to be done.
This means that you are going back to the property every two weeks to take care of the yard, for the cutting of the grass. In the winter you go when it has snowed 2 inches or more and remove the snow. This adds to the bottom line of your property preservation business.

If you are required to inspect the attic. These are some of the things that you should look for when you are in the attic.
* Check to see that nothing is leaking into the attic.
* Is there mold in the attic
* Is the attic vented properly.
* How much insulation is in the attic
* Is stuff left in the attic that needs to be removed
* Are there any things that could be a hazard in the attic- fire, mold, water leaks and so on.

Can you check to see if the places that the air is to flow from is able to flow properly, the insulation is not blocking the air flow.

Here are some things to look for when doing a roof inspection on a foreclosed home.
* Are shingles missing.
* Are the gutters in good shape, do they need to be cleaned?
* Look at the ridges and valleys of the roof are they in good condition?
* Are nail heads popping up? ( this lets water under the shingle.)
* Look at the vent pipes and the coverings around them, are they in good condition?
When doing bids for the roof, do these things:
* Take photos of the roof so that you can prove the damage that needs to be taken care of.
* Know the size of the area that needs to be taken care of.
* Know the product ( all of them- like shingles, nails, tare and so on) you will be using and how much they will cost you.
Do different bids to:
* Tarp the area that needs to taken care of.
* Replace all the roof.
* Patch the roof.
* If other repairs are needed bid for that as well ( like the video below shows).

it is hard ti see the people going through this. It is part of the job of property preservation.
It is not just banks that do evictions. Renters are sometimes evicted as well, as this video shows.
If you are doing an eviction have people to help you because you have to remove the personal property out of the property to the curb. Make sure that you know the rules of what you can do and not do. Ask the police when they are their what is allowed to be done.
The people have had letter and other communication so they know the date of the eviction. They still may have things inside that needs to be removed.
