Learning more about a property preservation business, what they do, how they do what they need to do.

What a mess. ![]() The back is not much better. Tall weeds here too. ![]() Most of the weeds are by the back of the house. Not as bad as the front yard. ![]() After the weeds are out of the flower bed and this side of the yard is mowed. It looks better. ![]() The right side is started the weeds are out along the side of the house now they need to be bagged up and hauled away. Looking better. ![]() The back is looking much better as well. The weeds are gone. A lot of hard work, but well done. ![]() The side of the house on the right side looks a lot better. The weeds are gone. All done and cleaned up. It helps the area look even better now that all the weeds are gone from this yard. How much do I charge for the services that I am offering in my Property Preservation Business?10/11/2011 If you are a new company in the property preservation business, you are wondering how to do the prices for the services that you are offering.
The best way to start is to go to the HUD, Fannie May, Freddie Mac websites. Look for the Maximum allowable chart. This is the top dollar that they will pay for a service. This gives you a place to start. You know that the banks do not often go over these amounts. Use this as a guideline to your bids. It is a place to start when you are learning to do bids. Do not bid so low that you do not make any money. That will not help you stay in business. Get prices on the materials that you need to get and add a percentage to that so that you can make some money. Do not forget the cost of gas, add it in as well. An example might be: Materials cost: $100. Gas cost: $30.00 Time and labor: $80.00 Fee: $40.00 Total: $250.00 Write the bid up like this: Materials: $ 130.00 Time and labor: $120.00 Total: $250.00 All the best to you. The main branch is where you will find the people that do the REO for that bank.
It is best if you can get the name of the person in charge of the department, contact them and get an appointment to speak with them. This is best done in person. They can put a name and face together. You are trying to build a relationship with them, so a face to face meeting build trust. You are there to sell them on doing business with your foreclosure cleanup business. Dress nice, as if you are going to a job interview. What do you need to take: The resume for your foreclosure cleanup business. Your service area. Bring a copy of your insurance information. List all the services that you will be providing. Make sure that they have your contact information on everything that you give to them. Business cards Put all of this in a nice folder for them to keep ( this make it look very professional and your foreclosure cleanup company stands out from the rest.) Some things that you want to take about: Tell them a little bit about your foreclosure clean up business. How long you have been in business? ( If it is less than a year, talk more about your knowledge of the business. There are a lot of terms that are just for this business, know them and use them.) How started the business? Let them know that you are Licensed and insured. Let them know of some of the people that you have done business with. ( If you have cleaned houses in the past use them as reference, lawn care,cleaned offices,etc.) Let them know that you use check lists on every property.( Show the check lists.) You document your work with digital photos that are dated Thing that they may ask you: How do you do a wet heat winterizetion on a property? How long do you have to do the Initial secure of the property? How long do you have to do the winterization on the property? They might even have you take a test on these kinds of things. Be ready for it. They are busy people so try to keep the meeting as short a possible. Let them indicated the amount of time. If they keep asking you questions keep answering. It might be as little as 10-15 minutes or as long as ½ hour. Try to keep it short and sweet. Remember to do a follow up letter and a thank you note. Be proactive in your foreclosure cleanup business.
